The important point to consider is that the war will only be ended on Russian terms, with de-Nazification, demilitarisation, neutrality and annexed territory. This can happen through treaty or by continued force. The other important issue is that the US minerals deal is onerous, something the Ukrainians would never sign, which helps keep the war running which is in Russia's favour. It stops any further US intervention that would protect 'their' interests.
